HOW I ACQUIRED THIS HOUSE
The owner was about 2 months from the public auction when I placed on offer on this home. The short sale negotiations took about 3 weeks before the lender would accept the contract for $145,000. The owners took decent care of the house and the only downside was the mauve colored carpet. I had the carpets cleaned and did some touch up paint.
I sold the house on a "lease-purchase" 1 month later for a $7,500 non-refundable down payment. The tenant had 2-years to obtain his own financing. 1 year into the lease the owner was transfered to Tucson before obtaining financing to buy it. That allowed me take possession of it again.
I repainted the entire house, installed 18" tile thoughout most the bottom floor, and re-carpeted the remainder of the house. The final sales price on the house was $174,900.
