Acquired August 2003 / Sold August 2003
HOW I ACQUIRED THIS HOME
This was an interesting buy because I bought the house "sight unseen." I had gotten tired of tracking homes to the auction and having the sales "cancelled." I was sorting through the next day's sales and found one fairly close to where I lived at the time. I did some comps, submitted my bid, and ... poof ... I owned this house. Imagine my shock because this was the first time I had actually "won" a bid.
I drove to the house immediately and discovered the "former" owner (by a few hours) moving his final possessions from the house. He was a nice enough fellow who couldn't keep up with the payments. I was fortunate that the house was in pretty good shape and was not in need of any major repairs. I fixed and flipped this house and made about $8,500 for 30-days work.
FRONT OF THE HOUSE
There were many weeds to pull from the desert landscaping, all the trees needing trimming, the bushes needed trimming (and some pulled), most the fascia boards needed painting, and some shingles needed replacement.
